Our top client in the Toronto area is actively seeking to add a Land Development Manager to their team. The ideal candidate will have experience in low rise residential land development.
Roles and Responsibilities
- Assist with (i) the due diligence, feasibility analysis and determination of development potential and (ii) investigation of existing permissions on subject sites by collecting pertinent policy (OP, Zoning By-law, Provincial Policy docs, Fee schedules, municipal by-laws, etc.), surrounding applications and locational information;
- Assist in the preparation and tracking of Request for Proposals and provide comparative analysis on submitted proposals as needed;
- Review invoices and budgets for compliance and anomalies and assist in contract review and budget maintenance;
- Review and manage the release of Letters of Credit and other development related securities;
- Review technical drawings and reports prior to submission for completeness and coordination;
- Attend meetings and produce agenda and minutes including action items for timely circulation to the project team;
- Assist with the maintenance of project schedules and updates to projected timelines;
- Assistance in the delivery and pick up of plans, permits, deposits is required;
- Assist Project Manager and PMO in development of project plans that align scope, time, cost, quality, resources and risk;
- Assist Project Manager and PMO in monitoring project deliverables and schedule;
- Assist the Project Manager to ensure that change, acceptance and approval management is proactive and effective on all projects;
- Assist the Project Manager in timely communication between project teams and their stakeholders;
- Proactively escalate project issues and risks that require attention from the Project Manager;
- Assist the Project Manager in effectively and consistently delivering project status reporting updates on project accomplishments against milestones;
- Works closely with other project personnel and administrative staff to ensure continuity of expectations and deliverables;
- Demonstrates interest in and accountability for personal and professional development in Project Management;
- Position requires experience in project coordination/administration experience, supporting medium to large home construction, land development and servicing projects;
- Coordinate project deliverables with internal resources, consultants and approval authorities.
- Provide effective management of projects to deliver on time, on cost according to quality expectations;
- Creation and management of project plans that align scope, time, cost, quality and resources;
- Monitor project deliverables and schedule. Oversee the activities of work package leaders;
- Provide timely communication to the organization, project teams and stakeholders;
- Proactively escalate project issues and risks to the attention of the Director of Development and Sponsor as needed;
- Effectively and consistently deliver project status reporting updates against proforma milestones;
Qualifications and Skills
- Functional knowledge of the Development Process, Urban Planning and/or Infrastructure Delivery.
- Proficient knowledge of construction & architectural concepts and working knowledge of financial proformas.
- Excellent communication, interpersonal, and organizational skills and the ability to work both collaboratively and independently to make decisions and problem-solve, effectively and creatively.
- Strong organizational and time management skills and knowledge of Microsoft Office.
- A valid driver’s license and access to a personal vehicle is required.
Education
- Diploma or University Degree in a related field, or an equivalent combination of academic and practical experience.
Nice-to-Haves
- Experience with Newforma would be an asset but not required.
