Our client, a well-established and highly reputable residential real estate developer, is seeking an experienced Senior Project Manager to lead the delivery of a significant 40-storey residential high-rise development in Mississauga that will be breaking ground in the weeks to come.
This is a senior, hands-on leadership role for an accomplished construction professional with proven experience managing full-cycle high-rise residential projects from start to finish.
Reporting to senior construction leadership, the Senior Project Manager will work collaboratively with Development, Construction, Estimating and Site teams and will take ownership of the project from pre-construction and design through construction, substantial completion, occupancy and turnover.
The successful candidate will bring strong technical and commercial construction knowledge, excellent leadership skills, and the ability to effectively manage budgets, schedules, consultants, contractors and project teams while keeping a complex high-rise development moving forward.
Key Responsibilities
- Lead the overall planning and execution of a major high-rise residential project from pre-construction through occupancy and project closeout.
- Develop, manage and maintain project budgets, schedules, forecasts and milestone targets.
- Partner with Estimating to establish project budgets and oversee tender packages, scopes of work, tender reviews, contract negotiations and trade selection.
- Lead and coordinate consultants throughout the design process and ensure construction drawings and documentation are properly coordinated.
- Manage permitting requirements and work with municipal stakeholders, including City/Regional representatives and inspectors.
- Work closely with Site Superintendents and construction teams to identify and resolve issues affecting schedule, budget, constructability and overall project delivery.
- Monitor project risks and develop appropriate mitigation and contingency strategies.
- Manage contractor, subcontractor, supplier and consultant relationships and ensure contractual obligations are being met.
- Review scopes of work, identify potential scope gaps and negotiate additional costs or changes as required.
- Prepare and manage monthly and quarterly project reporting, including budgets, cost-to-complete forecasts, schedules, risks and key milestones.
- Lead regular project and construction meetings and ensure critical information is communicated effectively across all stakeholders.
- Oversee project documentation and ensure company processes, quality standards, safety requirements and contractual obligations are followed.
- Manage substantial completion, commissioning, PDI, occupancy, turnover and project closeout activities.

What We’re Looking For
The ideal candidate will bring:
- Significant high-rise residential construction experience within the GTA/Ontario market.
- Demonstrated experience successfully managing at least one high-rise residential project through the full project lifecycle, from start to finish.
- Strong understanding of pre-construction, construction and post-construction/occupancy requirements.
- Proven experience managing complex project budgets, schedules, forecasting and cost controls.
- Strong knowledge of tendering, contracts, scopes of work, procurement and trade management.
- Experience working closely with Site Superintendents, consultants, trades, suppliers and internal development/construction teams.
- Strong understanding of permitting, building commissioning, occupancy and turnover processes.
- Demonstrated ability to identify project risks, resolve issues and make sound decisions in a fast-paced construction environment.
- Strong leadership and people-management skills, with experience mentoring and developing project teams.
- Excellent communication, negotiation, organization and stakeholder-management skills.
